We are not employees of our clients and do not act as licensed real estate agents unless specifically disclosed.

 

Clients remain responsible for all brokerage decisions, negotiations, disclosures, contracts, legal compliance, and communications requiring a real estate license.

 

3. Client Responsibilities

 

Clients agree to:

 

- Provide complete and accurate information.

- Submit documents promptly.

- Respond to requests in a timely manner.

- Review all documents before signing.

- Maintain responsibility for compliance with state laws and brokerage policies.

 

4. Communication

 

Communication may occur through:

 

- Email

- Phone

- Text Message

- Transaction Management Software

- Other approved communication platforms

 

Clients are responsible for monitoring communications and responding promptly when action is required.

 

5. Fees & Payment

 

Service fees are outlined in the signed Service Agreement.

 

Payment is due according to the agreed-upon payment terms.

 

Failure to pay invoices when due may result in suspension of future services.

 

6. Cancellation

 

Either party may terminate services with written notice.

 

The client remains responsible for payment for all work completed before the cancellation date.

 

7. No Guarantee

 

CloseWell Transactions provides administrative coordination only.

 

We cannot guarantee:

 

- A successful closing

- Financing approval

- Title clearance

- Inspection results

- Appraisal outcomes

- Performance of buyers, sellers, lenders, title companies, brokers, or any third party involved in the transaction.

 

8. Limitation of Liability

 

CloseWell Transactions shall not be liable for indirect, incidental, consequential, or special damages arising from the use of our services.

 

Our total liability shall not exceed the amount paid by the client for the specific transaction.

 

9. Confidentiality

 

We respect the confidentiality of our clients and their transactions.

 

Information will only be shared as necessary to complete the transaction or as required by law.

 

10. Intellectual Property

 

All website content, branding, logos, graphics, documents, and marketing materials remain the property of Alignre Collective LLC unless otherwise stated.

 

11. Privacy

 

Use of our website and services is also governed by our Privacy Policy.

 

12. Changes to These Terms
